Our small development company, Mountain View Properties sells its properties at below competitive market prices, partley because we typically plan to sell our projects out within 12 months of completion. Part of our business strategy is to offer our buyers excellent investments in their properties; we get repeat customers and referrals because of this - also because of our good service and ethical business practices.

We can build your home for you, though our sister Company Panama Contract Services. We'll get your home design help you get your specifications written up, and your home will be built at a very reasonable cost. This contract manegement company is managed by a professional - our full time Project Manager, who's been with us for more than 3 years now.
There are 7 titled land parcels still available at Mountain View Farms. The seller provides a now Panama Corporation with each parcel and pays for transfer of the corporation (which owns the parcel) to the new owner.

Notes and other details regarding Mountain View Farms:
1) Lots 1a, 1b, 2a, or 2b can be reserved now with a 20% deposit. We prepare all necessary documentation; and pay all closing costs, except for the cost for BUYERS attorney, if buyer has an attorney review the documents that we provide.
2) Water and electrical service is installed the border of each lot.
3) Entrance for a driveway is installed to each lot
4) The project’s internal road & the last 400 meters of PUBLIC ROAD are both being resurfaced in 2010. We resurfaced almost 1 kilometer of the public road, rebuilt all of that road’s stream crossings in 2009 & early 2010
5) The Green Area, or Public Use Area for the project, is the first lot on the right entering the project. Landscaping is to be done on this area in 2010 when our internal road is resurfaced.

It is NOT too late to cash in and invest in the Panama Real Estate boom - if you do it with the right strategy. Please contact us directly, and visit our project. Having a home built is normally much more profitable than a buying a finished home or a condominium.
This 23 acre project is completely surrounded by stone walls, and all of the lots offer real privacy because we're located 1.2 kilometers east of the main road that runs from Boquete to David. We are completely surrounded by farm land, and you're not exposed to noise or anything but mountain views and peace. Because these properties are in Boquete, their "value" is high, but you are buying at low prices. This land's value will likely increase, because so many people are just now beginning to move to Panama. Our land prices are lower - in many cases a fraction of normal house lot prices (of this size) in Boquete.
Remember - the average, or typical lot size in Boquete is typically about 1,000 square meters (1/4 acre).
A huge advantage of our location is that we are located a little more than 8 miles from the village's valley & Boquete Center itself. The microclimate that exists in the village is one of frequent rain, and cloudy weather. We are just outside of this zone. Some other reasons that our project offers some major advantages are outlined below.
- When one calculates the cost of building the existing, available homes at "turn key projects" (where you buy a completed home on a lot), it turns out that those lots are priced at a multiple of our "per square meter" pricing; a multiple of our per acre price. Almost all of Boquete's land prices are much higher than ours, and most properties on the market do not offer all of the advantages that Mountain View Farms has to offer:
- Our land is several miles CLOSER to David, Panama's second largest city than the village of Boquete. David is at sea level and quite hot, but it is undergoing a real boom, driven by many factors David offers most of the conveniences of any city, so getting to far superior grocery stores, cinema complexes, real shopping, the airport, real American-style hardware stores, etc. is easier than if you live closer to Boquete's village.
David's international airport wil be accepting direct flights from the USA soon.
In the long run you will be very happy that you chose this location in Boquete, but closer to David. With much less rain, and fewer cloudy days and chilly weather, it's simply more pleasant than living in or very close to, the village of Boquete. The drive time to downtown David is only 25 minutes.
