Since 2009 our company has been concerned with improving the raw land that is now Mountain View Farms, a 23 acre farm surrounded by beautiful stone walls - with only 14 land parcels. Now we're finishing the infrastructure and several lot owners have been referred to local architects and builders. Please noe that the pictures of homes on this page are simply that - pictures from architect's plan books. You'll want your own architect, and we can get you lined up with an appropriate professional that suits your specific needs. We believe that you will find that our attention to details, and honesty in dealing with our clients is unusual - and a large part of what what differentiates us from almost everyone else in the Boquete area.
We are American owned, with local project management. In 2010 - 2011 our sister company Panama Contract Services will be offering construction services for our clients with 2 - 3 standard home designs, in the range of 2000 - 2800 square feet. In many cases however we may help to oversee or "manage" custom building projects for clients who want larger homes, or unusual designs that make the most of the unique terrain that borders our seasonal stream - as 1/2 of our lots have a stream passing through them (in the back portion of these lots).
If you purchase a pre-constructed home elsewhere, on a small lot in Boquete from someone else, you will learn in the end, that you've not made the best use of your capital. We can demonstrate in detail why this is true. This is why our company offers the unique services that we do through Panama Contract Services. You can buy property directly from the developer (us) - basically at an original investor's cost that's priced at a fraction of most Boquete land costs - and our sister company will assist you in getting a home built - with us helping you to deal with the contractor. Not only will you get a better cost on your home construction, but you will benefit greatly from the "upside" of investing in Panama - improving (nearly) raw, titled land that's been purchased at a great price. We typically use no real estate agents.
When making an investment such as you are considering, one needs to analyze the actual costs of EACH of the components that go into the "package" that you, the investor want to end up with. Let us help you do some of the calculations. We'll be happy to spend as much time as you like in person or on the phone to speak with you about our suggestions. Our primary goal is to get you the best home, land parcel and finished property, for the best price possible - and let you "keep" some of the profits that the most developers here are "taking" off of the top, in every sale that they make.
- we sell our land very inexpensively for Boquete, because we simply don't believe in overcharging. So, lets assume for a moment that you bought a 1.4 acre lot from us (which is huge), for $50,000. This is a fraction of the "per acre" price most developers are charging incidentally for land in Boquete.
- so you have our titled land (no property tax is payable on it - we'll explain this to you).
- we introduce you to 2 or three architects who show you some designs (we know some good ones). You settle on a design for a home with 2200 square feet of total living area, then the architect and us help you to select a reputable builder with some good solid homes in the area that he shows to you - homes similar to what you want .
- We get a quotation for you, from the builder - or maybe two builders, to construct your 2200 sq foot home. The price will probably come in at around $50 pr square foot, or $110,000 (without appliances, lighting fixtures , landscaping). Bt this is how all construction in panama is quoted.
- You pay $50,000 for the lot, and $110,000 for the home. You''ll need to put in lighting, air conditioning if you want it, and appliances - $6,000 - $9,000 for good quality equipment. You landscape for $5,000 maximum
- Your total investment could be approximately $174,000, for a 2200 square foot LUXURY home, on 1.2 - 1.6 acres of gorgeous land. This home will probably be worth $225,000 the day you finish it, even in THIS market
In 3 years it should be worth $275,000 or more, because quality constructed homes, on HIGH quality, LARGE home sites are an excellent investment. Remember our land is priced at only $10 - $12.00 per square meter, and this is a fraction of normal Boquete land prices. You will gain on your land; place a quality home on it - and not one of the many, many poorly constructed homes in so many of Boquete's local developments. You will have an asset that will appreciate in value rapidly. PLUS, your land is tax-free (because of how we evaluate and register or home sites), and your new home will have a 20 year tax exemption if no changes in that law occur.
Local greed has made making a good investment in Boquete real estate a challenge, especially in most of the developments in Boquete. But not impossible. It is no more complex than that, and we, at Panama Farms Properties have a very different vision, and have always had this same vision: we're ethical, and are willing to spend as much time as you'd like, sharing our views and ideas with you.

Our company does not use heavy equipment to raze the land and remove topsoil - or any of the existing vegetation. We're acutely aware of the need to keep this land pristine, and maintain it as a special place. We refuse to cut trees, destroy the natural beauty of our (Panama's) raw land, simply to make a profit. This takes time, but we feel that it is well worth the effort.
Instead we clear the land the old fashioned way, by hand, using machetes and some modern hand operated equipment that doesn't destroy the natural vegetation. Hand building 2-3 kilometers of stone walls has also required a lot of time.
Other News: In 2010 we plan to offer two, perhaps three very nice home styles to clients through our sister company, Panama Contract Services. These home designs will be displayed here very soon, and will be homes with 2 -3 bedrooms and be in the range of 1800 - 2400 square ft of construction. The homes will all be of high quality construction throughout, and we'll be offering many options for clients such as kitchen cabinet choices, tile selections for your bathrooms & kitchen decor, as well as a very good selection of quality floor materials. Otherwise, while our standard home designs will be "set", and not custom homes, they will be exceptionally attractive and affordable. This does not mean that you won't have choices however, and will allow Panama Farms and Panama Contract Services to offer a turn key property at a very, very reasonable cost. Our construction will be far superior to one or two neighboring projects that are currently offering turnkey packages in the $200 k price range. Our profit margins are lower but we're determined to offer excellent investment properties to our clients whether it's simply a home site, or a home and land.
Currently, we are referring clients to several local architects for custom home designs, so if you buy a property from us you will NOT have a problem getting your home built. We will consult with you and do what it takes to get your project done. Recently we have formalized our relationship with an excellent local Real Estate expert, who has > 14 years experience and has many available home designs for your review in her office. She also has relationships with several local builders, with very good reputations, so contact us and we'll have Maria contact you.
